Here is an example of a property and landlord we have recently helped to avoid MEES non-compliance and potential prosecution.

THE HOME:

A three bed semi- detached house built around 1960, that unusually had electric heating.

The property has solid concrete floors and is fully double glazed. It is located in an area which has mains gas available.

The landlord was facing a dilemma as the long-standing tenant was moving out and the EPC rating was a G17 meaning a new tenancy could not be issued.

WHAT WE DID:

To ensure there were no void periods we conducted a full property survey and proposed the following measures:

  • Cavity Wall Insulation
  • Loft Insulation
  • Low Energy Light Bulbs
  • Gas Condensing Boiler
  • Water Tank Insulation

We accessed ECO funding for the insulation and boiler and managed to negotiate top-up funding from the local authority. The table below shows the total cost to the landlord after we offset THOUSANDS in funding!

The total gain on the EPC was from a G17 to a C70! This has future proofed this property against any potential changes to MEES and has reduced the cost of fuel in this property by £1808 per year for future tenants!
